The Opportunity: Fractional Ownership with Built-In Liquidity
Investors will acquire a notarised, legally binding 15-year leasehold for their selected unit. This grants you the right to receive all rental income from the tenant occupying that space and the right to occupy the unit yourself. Crucially, this leasehold is fully transferable to a third party at any time, providing a built-in mechanism for liquidity.
Use of Proceeds
The capital raised from this offering will be used to:
- Satisfy existing bank loans and private short-term financing used for the construction.
- Complete the final floor of the shopping centre, enhancing the value of the entire asset.
Investment Structure & Options
Lease Repurchase Exit Strategy: BlueMOON Ltd offers a clear exit path. An investor may request that we repurchase the leasehold interest with a six-month written notice. The repurchase price is calculated to ensure a fair, prorated return of capital.
Management Options:

Professional Management (Hands-Off)
- Fee: 10% of gross rent.
- Our Role: BlueMOON Ltd handles all tenant management, rent collection, and administrative tasks.
- Your Role: You are responsible for maintenance/repair costs on your unit and common area contributions. You receive 90% of the gross rent distributed annually.

Self-Management (Hands-On)
- Fee: None.
- Your Role: You retain 100% of the gross rent paid directly from the tenant. You are responsible for all aspects of management: vetting, collections, maintenance, repairs, and common area contributions.
